General questions
We hold a NSW Builder Licence (#393475C) and every trade is licensed and insured. You meet the person running your build at the site measure, not after demolition starts. We also provide a detailed written contract with every item listed before work begins, and a workmanship warranty at handover.
Not if we've measured the site properly. Our quote is a detailed written contract that lists every fixture, tile and fitting by supplier code. If there is a risk we can't see — like asbestos or hidden water damage — we itemise a provisional sum upfront so you know the ceiling before you sign, not after the wall is open.
Most full bathroom renovations in Sydney land between $22,000 and $38,000 for a standard 6–8m² room, with premium and larger builds running $40,000 to $70,000+. The variables that move the number most are whether fixtures stay in place, the tile size and format, whether the room contains asbestos, and the standard of tapware and joinery. We give you a detailed written contract after the site measure so the scope and price are clear before you sign.
A standard full renovation takes three to four weeks on site: demolition and rough-in week one, waterproofing and screed week two, tiling week three, fit-off and finishing week four. We keep the rest of your home live wherever possible, and waterproofing membranes need proper cure time — we don't compress that, because it's the single most common cause of failures we're called in to repair.
Usually no. A like-for-like internal bathroom renovation in NSW is generally exempt development. You will need approval if you are altering the external envelope, changing the building's structure, or the property is heritage listed or in a conservation area. Strata apartments need owners corporation approval regardless. We tell you which category you're in at quote stage.
Waterproofing is carried out by a licensed waterproofer to AS 3740 and you receive a certificate of compliance plus photographic evidence of the membrane before tiling. It's covered by our workmanship warranty. We never allow a tiler to 'roll a bit of membrane on' as part of the tiling day.
No — the room is stripped to the frame. If your home has a second bathroom or powder room we keep it live throughout. Where the renovated room is the only bathroom, we can stage the works or arrange a temporary toilet so the household isn't displaced.
We test suspect materials before demolition rather than discovering them mid-job. If asbestos is present, a licensed removalist handles it and you receive a clearance certificate. Where the quote can't anticipate hidden damage, we itemise a provisional sum upfront so you know the ceiling on that risk before you sign.

Cost and quoting
Because most quotes aren't measuring the same scope. A $14,000 quote usually excludes waterproofing certification, assumes fixtures stay exactly where they are, uses builder-grade tapware, and treats anything found behind the wall as a variation. Compare the inclusions line by line, not the headline number.
Yes. Relocating a WC means cutting the slab and re-running 100mm waste, which typically adds $2,500–$5,000 depending on access and floor construction. Moving a shower or vanity is cheaper because the waste is smaller. If budget is tight, keeping the wet points where they are is the single biggest saving available.
Usually 15–20% cheaper per room. You share one mobilisation, one waterproofing visit, one tiling run and one set of deliveries. If both rooms are on your list within a couple of years, doing them together is the better financial decision.

Back to frame, licensed plumbing and electrical rough-in, then waterproofing to AS 3740 photographed at every coat. Same crew, same start time, swept down before we leave each day.
Tiling, fit-off and handover
Tiling, glass measured off the finished walls, tapware and joinery installed. Then we walk the room with you, fix anything you pick up, and hand over the certificates and a workmanship warranty.
