Strata approval first
Most schemes need owners corporation approval and sometimes a by-law for common property waterproofing. We prepare the scope, insurances and licences the committee asks for.
You usually can't move the waste
In a concrete slab the waste is often cast in or shared with the unit below. We design around the existing points, which is why layout planning matters more here than anywhere.
Acoustic compliance
Many by-laws require acoustic underlay or minimum impact ratings. We specify it up front instead of getting pulled up after the tiles are down.
Access and hours
Lift bookings, protective coverings, restricted work hours and no weekend noise. All of it goes into the program before we start.

There is zero margin for error in a unit. Certified membrane, flood-tested, with documentation for strata records.

How we run an apartment job
We start with a measure and a look at your strata by-laws, then submit the scope, licences and certificates of currency to the committee or strata manager. Approval is typically two to six weeks depending on how often the committee meets, so we get it moving early while selections are still being finalised.
On site we protect the corridor and lift, bag and remove waste daily, and keep to the building's approved hours. Most unit bathrooms are done in three to four weeks on site.

We measure the room, check the drainage and what's behind the walls, then give you a scaled layout with every fixture listed and a written price that holds once it's signed.
Strip-out, rough-in and waterproofing
Back to frame, licensed plumbing and electrical rough-in, then waterproofing to AS 3740 photographed at every coat. Same crew, same start time, swept down before we leave each day.
Tiling, fit-off and handover
Tiling, glass measured off the finished walls, tapware and joinery installed. Then we walk the room with you, fix anything you pick up, and hand over the certificates and a workmanship warranty.
