What we won't do is trim the things that cost you later. Waterproofing, licensed trades, certificates and a written contract are not optional line items — they're the reason the room is still fine in fifteen years.

Keep the fixtures where they are

Leaving the toilet, shower and vanity on their existing waste points is the biggest single saving available — often $3,000 to $6,000.

Tile smart, not everywhere

Full-height tiling in the wet area and a painted feature wall elsewhere looks intentional and saves both tile and labour.

Off-the-shelf vanity

There are genuinely good pre-made wall-hung vanities now. Custom joinery is lovely, but it's not where a tight budget belongs.

Mid-range tapware in a good finish

Chrome and brushed nickel from a reputable Australian brand carry proper warranties at a third of designer prices.

Standard-size shower screen

A semi-frameless screen in a standard size costs a fraction of a custom frameless panel and does the same job.

Do the ensuite later

One bathroom done properly beats two done thinly. We'll stage it and keep the plans so the second room matches when you're ready.

Where saving costs you more

  • Waterproofing — a failed membrane means pulling up the whole floor. There is no cheap version of this.
  • Unlicensed trades — no certificate, no insurance cover, and problems with your home insurer if something leaks.
  • Cheap in-wall mixers and cisterns — replacing one means opening a tiled wall.
  • Skipping the exhaust fan upgrade — mould in a Sydney bathroom is a ventilation problem before it's a cleaning problem.
  • No written contract — verbal scope is where budget renovations turn into disputes.

Most of our value builds land between $18,000 and $26,000: full strip-out, new waterproofing with certificate, floor-to-ceiling tiling in the wet area, a walk-in shower with a semi-frameless screen, wall-hung vanity, new toilet, new exhaust fan and lighting, all rubbish removed.

You get the same crew, the same warranty and the same itemised quote as any other job we do. The only difference is the selections.

How it works

What happens once you say yes?

Three stages and three to four weeks on site. You'll know the price before we start, how long the bathroom is out of use, and who is turning up each morning.

Stage 1

Measure, design and written quote

We measure the room, check the drainage and what's behind the walls, then give you a scaled layout with every fixture listed and a written price that holds once it's signed.

Stage 2

Strip-out, rough-in and waterproofing

Back to frame, licensed plumbing and electrical rough-in, then waterproofing to AS 3740 photographed at every coat. Same crew, same start time, swept down before we leave each day.

Stage 3

Tiling, fit-off and handover

Tiling, glass measured off the finished walls, tapware and joinery installed. Then we walk the room with you, fix anything you pick up, and hand over the certificates and a workmanship warranty.
