An ensuite is the bathroom you use every single morning, usually at the same time as someone else. Most of the ones we're called into are builder-grade rooms from estate homes around Kellyville, The Ponds, Schofields and Box Hill — 4 to 6 square metres, a bath nobody uses, a shower that's too small, and one basin for two people.

The good news is that ensuites respond really well to renovation, because the wins are mostly layout rather than money.

The changes that make an ensuite work

Lose the corner bath

In an ensuite nobody misses it. That corner buys you a proper 1200mm walk-in shower, which is the change people notice every day.

Double basin if the wall allows

From about 1500mm of vanity you can run two basins. It's the single best fix for two people getting ready at once.

Separate the toilet visually

A half-height wall or a shift to the far wall makes a small ensuite feel far more civilised without costing floor space.

Step-free shower with linear drain

No hob, one glass panel, floor running straight through. Easier to clean and the room reads as one space.

Quiet, ducted exhaust

It's off your bedroom. A properly ducted inline fan is worth every dollar at 6am.

Warm dimmable lighting

Separate circuits so you can get ready at full brightness or move around at night without waking anyone.

Building an ensuite without upending the house

Because the ensuite is off your bedroom, dust control and access matter more than usual. We seal the doorway, run the floor protection out through the bedroom to the nearest external door, and keep tools and materials out of the house overnight.

Most ensuites are done in two and a half to three and a half weeks on site. Since you've still got the main bathroom, there's no pressure to rush the finishing work — which is usually where the quality shows.

Doing the ensuite and main bathroom together

If both rooms are due, doing them back to back is generally cheaper per room than doing them two years apart. Trades are already mobilised, the tiler's setup is on site, and you only order tiles once.

We stage it so one bathroom is always usable. Typically the ensuite first, then the main, with an overlap of a few days at the tiling stage.

What happens once you say yes?

Three stages and three to four weeks on site. You'll know the price before we start, how long the bathroom is out of use, and who is turning up each morning.

Stage 1

Measure, design and written quote

We measure the room, check the drainage and what's behind the walls, then give you a scaled layout with every fixture listed and a written price that holds once it's signed.

Stage 2

Strip-out, rough-in and waterproofing

Back to frame, licensed plumbing and electrical rough-in, then waterproofing to AS 3740 photographed at every coat. Same crew, same start time, swept down before we leave each day.

Stage 3

Tiling, fit-off and handover

Tiling, glass measured off the finished walls, tapware and joinery installed. Then we walk the room with you, fix anything you pick up, and hand over the certificates and a workmanship warranty.
