Two rooms, one build

Combined Bathroom and Laundry Renovations in Sydney

In most Western Sydney homes the laundry backs onto the bathroom or sits right beside it. They share a wall, often share drainage, and they're almost always the same age. Renovating them separately means paying for the same trades twice and living through the mess twice.

Doing them together is one of the few genuine savings in renovating. Same plumber, same waterproofer, same tiler setup, one tile order, one rubbish removal.

Two rooms, one build

Why the two rooms belong in one job

Shared trades and mobilisation

Plumber, electrician, waterproofer and tiler all attend once instead of twice. That's real money, not a discount pitch.

One disruption

Three to five weeks with both rooms out, rather than two separate three-week runs a year apart.

Coordinated finishes

Same floor tile running through both rooms makes the back of the house feel deliberate and much larger.

Rethink the whole wet zone

With both rooms open we can look at moving the wall, borrowing space, or relocating a linen cupboard properly.

Laundry storage that works

Overhead cabinets, a proper bench to fold on, broom cupboard, and a drying rail. Laundries fail on storage, not fittings.

Waterproofing both rooms correctly

Laundries need it too — floor waste, splash zones behind the tub, and under the machine. It's routinely skipped by others.

Two rooms, one build

Laundry details that matter

  • A floor waste and correct fall so a burst hose doesn't reach the carpet
  • Dedicated circuits for washer and dryer, and a proper outlet for a heat-pump dryer
  • Bench height set to your machines, not to a catalogue standard
  • Cabinet fronts in a wipeable finish, not raw MDF edges
  • Ventilation — laundries generate as much moisture as bathrooms and are vented half as often

Two rooms, one build

What it costs together

A bathroom and laundry done together typically runs $32,000 to $48,000 depending on the size of the laundry and how much joinery it gets. Compared with doing them a year apart, most clients save somewhere between $4,000 and $7,000.

You get one itemised quote covering both rooms, so you can see exactly what the laundry portion is and drop or add to it before you sign.

How it works

What happens once you say yes?

Three stages and three to four weeks on site. You'll know the price before we start, how long the bathroom is out of use, and who is turning up each morning.

Stage 1

Measure, design and written quote

We measure the room, check the drainage and what's behind the walls, then give you a scaled layout with every fixture listed and a written price that holds once it's signed.

Stage 2

Strip-out, rough-in and waterproofing

Back to frame, licensed plumbing and electrical rough-in, then waterproofing to AS 3740 photographed at every coat. Same crew, same start time, swept down before we leave each day.

Stage 3

Tiling, fit-off and handover

Tiling, glass measured off the finished walls, tapware and joinery installed. Then we walk the room with you, fix anything you pick up, and hand over the certificates and a workmanship warranty.
