Vanity, shaving cabinet and stone tops measured in the finished room, not off a drawing.
Glass & mirrors
Frameless or semi-frameless screens, measured after the tiling is done so they actually fit.
Ventilation & lighting
An exhaust fan sized for the room, and lighting on separate switches so you're not stuck with one setting.

Strip-out, rough-in and waterproofing
Back to frame, licensed plumbing and electrical rough-in, then waterproofing to AS 3740 photographed at every coat. Same crew, same start time, swept down before we leave each day.
Tiling, fit-off and handover
Tiling, glass measured off the finished walls, tapware and joinery installed. Then we walk the room with you, fix anything you pick up, and hand over the certificates and a workmanship warranty.

The variables that move the number most are whether fixtures stay in place, the tile size and format, whether the room contains asbestos, and the standard of tapware and joinery. A standard full renovation takes three to four weeks on site: demolition and rough-in week one, waterproofing and screed week two, tiling week three, fit-off and finishing week four. We keep the rest of your home live wherever possible, and waterproofing membranes need proper cure time — we don't compress that, because it's the single most common cause of failures we're called in to repair.
Usually no. A like-for-like internal bathroom renovation in NSW is generally exempt development. You will need approval if you are altering the external envelope, changing the building's structure, or the property is heritage listed or in a conservation area. Strata apartments need owners corporation approval regardless. We tell you which category you're in at quote stage.
Waterproofing is carried out by a licensed waterproofer to AS 3740 and you receive a certificate of compliance plus photographic evidence of the membrane before tiling. It's covered by our workmanship warranty. We never allow a tiler to 'roll a bit of membrane on' as part of the tiling day.
No — the room is stripped to the frame. If your home has a second bathroom or powder room we keep it live throughout. Where the renovated room is the only bathroom, we can stage the works or arrange a temporary toilet so the household isn't displaced.
We test suspect materials before demolition rather than discovering them mid-job. If asbestos is present, a licensed removalist handles it and you receive a clearance certificate. Where the quote can't anticipate hidden damage, we itemise a provisional sum upfront so you know the ceiling on that risk before you sign.
